What “dustless” sanding really means, how much dust it captures, and what you still need to do to protect your home.
What “dustless” actually means
No floor sanding is completely free of dust. “Dustless” is the industry's name for dust containment: the sanders are connected by hose to a high-capacity vacuum or cyclone unit, often parked outside, that pulls dust away as it's made. Manufacturers of these systems claim they capture the large majority of it.
The big drum or belt sander is where most dust comes from, and containment handles that well. Edging along walls, hand-scraping corners and detail work on stairs are harder to contain, so some fine dust still settles nearby.
What that means for you
- You don't need to empty the whole house, but rooms being sanded still need to be cleared
- Doorways to other rooms are sealed with plastic, and HVAC vents in the work area are covered
- Expect a light dusting on nearby surfaces, not a layer on everything
- It's a good choice for homes with people who have allergies or sensitivities, as long as expectations are realistic
If a contractor promises zero dust, ask what they use for edging and corners. That's where the claim usually falls apart.
Does it cost more?
Dust containment is now standard equipment for most serious refinishers, so it usually isn't a separate charge. Pricing is the same as a regular sand and refinish: typically $4.00 to $5.50 per square foot with a clear finish.
