What changes the price
- Size. Larger floors cost less per square foot, because setup and edging are spread over more area. Small jobs carry a minimum.
- Condition. Deep scratches, old paint, glue from carpet pad or heavy wear take extra sanding passes.
- Species and stain. Maple and exotic species are harder to sand evenly, and stain adds a step.
- Finish. Premium water-based and hardwax oil finishes cost more than standard oil-based polyurethane.
- Prep. Moving furniture, pulling carpet and tack strip, and removing baseboard or shoe moulding all add labour.
